Build Stages

Demolition and Site Rectification
The demolition stage is the removal of all existing utility services and the physical removal of the existing structure either manually or mechanically.   The site is then leveled and compacted in readiness for the footings to be laid.

Base Stage - Foundations & Slab
The base stage means;​​ 

  • For a home with a timber floor, when the concrete footings for the floor are poured and the base brickwork is build to floor level.
  • For a home with a timber floor but no base brickwork, when the stumps, piers or columns are completed.
  • For a home with a suspended concrete slab floor, when the concrete footings are poured.
  • For a home with a concrete floor, when the floor is completed.
  • For a home where the exterior walls and roof are constructed before the floor is constructed, when the concrete footings are poured​​​​​​.
Frame
  • the frame stage is when the Home's frame is completed and approved by a building surveyor.
Lock Up
  • Lock up stage means when the home's external wall cladding and roof covering is fixed, the flooring is laid and external doors and external windows are fixed (even if those doors or windows are only temporary).
Fix
  • Fixing Stage means when all the internal cladding, architraves, skirting, doors, built-in shelves, baths, basins, troughs, sinks, cabinets and cupboards of the home are fitted and fixed in position.​​​​​​​​​​​​​​
Completion and handover 
Completion means when the works to be carried out under the Contract 
  • have been completed in accordance with the Plans and Specifications AND
  • The Owner has meet all financial commitment as set out under the Contract in regards to payment schedule and variation costs.
  • If a building permit was issued for the works, the owner is given an Occupancy Permit, if required, or in any case, a copy of the certificate of final inspection.
  • The builder "hands over" the site back to the owner.

What class of builder are you?
Sam Steel is registered in the class of Domestic Builder Unlimited which allows him to carry out, or manage  all components of domestic building work for the construction, renovation, improvement or maintenance of a home (class 1, 2 and 4 buildings, and associated class 10 buildings, as classified in the Building Code of Australia).


Do you build in Melbourne?
Yes, is the answer.  Whilst Bendigo is where the Company originated and our Head Office remains located, we have a Melbourne based branch servicing a growing demand for our services.


What is a Variation?
Simply put, it is an alteration to the agreed terms of your contract or the building specifications. 

What is a Specification?
The Building Specification document forms part of the Contract.  It clearly defines the items which the client has selected for inclusion in the build, such as carpet, kitchen appliances, bathroom fixtures and items making up the external facade etc.  

Do I need a planning permit?
A planning permit is a legal document giving permission for land use or development and may be required by your local council, so it is best to ask your local council this question. 

What is a building permit?
A building permit must be granted before your construction can be commenced and SAS can assist you to obtain the permit if needs be.  You must have a planning permit before you can apply for a building permit.  The purpose of the building permit is to ensure the engineering and construction plans comply with building regulations approved by a registered building surveyor.

Can you help me obtain a building permit?
As a custom builder we expect to help our clients through the daunting stages of the building journey including the building permit.   We can assist with obtaining 6 Star Energy Ratings, Soil Tests, BAL Ratings, Building Permits and conducting Re-establishment Surveys amongst other things.   Our trained staff are available to answer any questions you may have about your build and keep you informed of the progress throughout the build.

What is an occupancy permit?
Occupancy permits are documents that signify that the building surveyor is satisfied the completed work is suitable for occupancy.
